At the handover of keys on a new development, before you sign the certificate. The report is delivered urgently: what’s found before signing carries far more weight than what’s claimed afterwards.

LOE warranties: what we check and what we don’t

What we do

We compare what’s been delivered against the specification sheet and plans, and reference the LOE warranty periods (1 year finishes, 3 years habitability, 10 years structure).

What we don’t do

We don’t rule on whether a specific defect is covered by the 10-year structural warranty, and we don’t close out a cause without testing. That’s determined by a chartered professional or the legal process.

Not included

  • We don’t negotiate with or confront the developer on your behalf: we document, we don’t represent
  • Ruling on 10-year structural warranty coverage without testing
  • Energy performance certificate or habitability licence

Frequently asked questions

How far ahead should I book the visit?

As soon as you have a date for the handover signing. The earlier, the more room to have findings included in the certificate or raised with the developer.

Can I refuse to sign if defects turn up?

That’s a legal decision for you and, if needed, your lawyer. We document facts, we don’t represent legal positions.

What happens with defects that appear after signing?

They’re still covered by the LOE periods (1/3/10 years) referenced in your report. Our Pre-handover Renovation Check service covers follow-up reviews.

Does the price change if you find lots of defects?

No, never. The price is fixed before the visit, and doesn’t depend on what the report finds.
