How long does the report take?+
48 hours from the visit for most service lines. New Build Handover is urgent, prioritised around the signing date of the handover certificate.
How do I know which service I need?+
If you’re buying, Resale Home Purchase or New Build Handover depending on your case. If you’re renovating, Renovation Follow-up or Pre-handover Renovation Check. Not sure? Get in touch and we’ll point you in the right direction, no obligation.
Can I be present during the visit?+
Yes, it’s recommended. That way you see first-hand what’s being checked and can ask questions on the spot.
Do you work outside Alicante and Murcia?+
Not at the moment. We’d rather cover this area well than stretch ourselves thin to places where we couldn’t offer the same standard of service.
What languages is the service available in?+
Spanish and English throughout the site. German and Dutch are underway, with key materials already available in the meantime.
What’s the difference with the bank’s valuation?+
The bank valuation confirms the market value for the lender, not the physical condition of the property. They’re different things, and you need both if you’re buying with a mortgage.
Can the report be used if I need to make a claim or go to court?+
It documents facts with a date and a method, which gives solid grounds for a claim. If the case escalates, whoever carried out the visit can appear as an expert witness, and if a technical opinion on cause is needed, we coordinate with a chartered professional from our network.
What happens if I disagree with something in the report?+
The report documents observable facts using the method applied in each case. If there’s doubt about an interpretation, the exact scope of what was stated is explained, without giving a verdict that would need testing to support.

Does the price change if you find a lot of defects?+
No, never. The price is fixed before the visit based on size and scope, and never depends on what the report finds. It’s rule 6 of our impartiality policy.
What does the price include?+
VAT included, the full visit according to the service, and a report with photographs and reference cost per finding. No surcharges when the invoice arrives. See the pricing table.
How and when do I pay?+
The quote is agreed in writing before booking the visit, with price and scope already confirmed. The payment method is agreed at that same moment, with no surprises on the day of the report.

Buying a resale home

Why does the price depend on square metres?+
A larger property has more points to check and takes longer to visit. The scope of the inspection is always the same: what changes is the size of what needs covering.
Does this replace the bank’s valuation?+
No. The valuation confirms the market value for the bank, not the physical condition of the property. They’re different things, and you need both.
Do you give an opinion on whether the structure is sound?+
Not without laboratory testing. We document observable facts with the instrument and method stated, and give a reference cost for every finding. A structural fitness opinion requires a chartered professional and is commissioned separately if the case calls for it: an honest scope, not a verdict we can’t stand behind.
What if a hidden defect appears after buying?+
Spanish law provides a legal claim for hidden defects, with a short deadline from the handover date. A lawyer can confirm the exact deadline that applies to your case; we document the condition with a date so you have grounds if you need them.

Renovation

Why is it sometimes 2 visits and sometimes 3?+
It depends on the actual scope of the renovation. On a large full renovation, milestones are split up because there’s more to verify before closing off each stage. On a more limited scope, they’re combined into a single visit. It’s set in the proposal before starting, not adjusted mid-way through.
Is follow-up useful if I already have technical site management contracted?+
No. Renovation Follow-up is designed for when the works have no technical site management of their own. If you already have an architect or surveyor directing the renovation, that role already covers this function: it doesn’t make sense to contract both at once.
Does the contractor know there’s independent follow-up?+
Yes, they’re informed from the start. We don’t work behind anyone’s back, and there’s no issue with them being present during visits.
What happens if a visit detects something serious?+
It’s documented and communicated immediately, without waiting for the next visit’s report, so action can be taken while it’s still cheap to fix.
Can I book just the final visit, without full follow-up?+
Yes, that’s the Pre-handover Renovation Check service, available as a standalone line even if we haven’t followed the works with you before.
Do you guarantee no defects remain after the visit?+
No. We document what’s observable within the scope stated in each case; we don’t close off causes without testing when it’s needed. That discipline is what gives the report its real value.
Does the price change based on what we find?+
No, never. The package price is fixed before starting, and doesn’t depend on any visit’s outcome.

How far in advance should I book the visit?+
As soon as you have a date for the handover certificate signing. The sooner, the more room to include findings in the certificate or negotiate directly with the developer.
What warranties does a new-build home have?+
Spanish building law (LOE) covers 1 year on finishes, 3 years on habitability and 10 years on structure. The New Build Handover service references these timeframes so you know exactly what you can claim and by when.
Can I refuse to sign if defects appear?+
That’s a legal decision that’s up to you and, if needed, your lawyer. We document facts, we don’t represent legal positions.
What about defects that appear after signing?+
They’re still covered by the LOE timeframes (1/3/10 years) we already referenced in the report. The Pre-handover Renovation Check service covers later reviews.

Estate agencies and Verified Home

Who pays for the certificate?+
The seller or the agency, not the buyer. It’s what flips the sector’s usual model, and it’s exactly why it genuinely benefits an agency.
What if the inspection finds something serious?+
It gets disclosed. The certificate isn’t “pass or fail”: it documents the actual condition, fixed or disclosed, and that also builds buyer confidence.
Does this replace the buyer getting their own inspection?+
It doesn’t require anything. The buyer can always commission their own. What changes is that they now start from a verified baseline, not from zero.
What happens when someone scans the QR on the sign?+
They reach a verification page (date, condition, what was checked), not the full report or personal data. If they want the full report, they request it right there, and that contact reaches you.
Can anyone walking past see the full report?+
No. The QR never links to the full document, precisely so a public sign doesn’t expose the whole report to anyone who photographs it.
When will it be fully available?+
We’re in the pilot phase with a small group of agencies to finalise price and scope before opening it up to everyone. Leave your details and we’ll notify you.

Impartiality and legal

How do you guarantee you’re impartial?+
We don’t look up or ask who built, developed or renovated the property before the visit, unless it’s strictly necessary for the report itself. It’s the blind review protocol, published in full in our impartiality policy.
What if you know the team that built or renovated it?+
We don’t inspect any property with a financial link to the team or its immediate circle. No exceptions: it’s always referred to another professional in the network.
Who actually signs the report?+
Every part of the report states who signed it. When a network professional signs, their name, title and registration number are published, without exception. We never claim a qualification we don’t hold.
