When to use it

Before deciding to buy a resale home. The earlier in the process, the better: ideally before the deposit or reservation contract, not after.

How much you can negotiate

We start from the premise that every home has some issue, however small. Better to know before signing than to find out after.

That’s what a real report captures: each finding, with its reference cost, added up. It’s the basis for negotiating the price — not a promise of how much you’ll save, since every home is different.

Can I be present during the visit?

Yes, it’s recommended. That way you see first-hand what’s checked and can ask questions on the spot.

Why does the price depend on the square metres?

A larger home has more points to check and takes longer to visit. The scope is always the same — what changes is the amount of ground to cover.

Does this replace the bank’s valuation?

No. The valuation confirms the market value for the bank, not the physical condition of the home. They’re different things, and you need both.

Does the price change if you find a lot of defects?

No, never. The price is set before the visit and doesn’t depend on the report’s outcome.
