Blind review protocol
Before and during the visit
We don’t look up or ask who built, developed or renovated the property, unless it’s strictly necessary for the report itself. The report is written only from what’s observed on site.
When the developer does need to be identified
On New Build Handover, and in reports that reference LOE warranties or ten-year structural insurance. That detail is added at the end, after the technical diagnosis is already closed, never before.
Red lines we never cross
Numbered because it’s a closed list, not seven ways of saying the same thing. Each one answers a real situation that can come up during a visit.
Never a job with a financial link to the team
We don’t inspect any property with a financial link to the team or its immediate circle. No exceptions: it’s always referred to another professional in the network.
High-end in the Vinalopó, declared upfront
On a high-end villa or new build in the Vinalopó, any link is disclosed to the client before accepting the assignment. By default, it’s referred out.
Zero third-party commission
No commission is taken from builders, renovation contractors, agents or notaries in exchange for recommendations or referrals. Only income: the fee paid by whoever commissions the service.
Recusal, not just disclosure
No expert report is signed where there’s a direct professional, financial or personal relationship with any of the parties involved. Here it’s not enough to disclose it: we step aside.
Facts only, never reputation
We don’t give an opinion on a builder’s or renovation contractor’s reputation, whether in the report or verbally. Only observable facts.
The price never depends on the outcome
No refund if no defects are found, no surcharge if many are. A report that finds nothing is worth exactly the same to the client as one that finds twenty issues, and charging the same for both is the only way they can trust what’s inside.
Every document says who is who
Whoever coordinates signs as the owner’s representative, never as a technical professional. Every report with technical diagnostic content carries the name, title and registration number of whoever signed it. We never claim or imply a qualification we don’t hold.
What we actually do
Publish the full policy on the website, with no small print or softened summary.
Openly explain the team’s construction background as a practical criterion, kept explicitly separate from any construction activity of our own.
If asked directly about links to a builder or developer, answer with the truth.
Publish who signs what in every report: the direct application of red line 7.
No refund conditional on finding or not finding defects: the fee is charged the same either way, so as not to create the incentive this policy exists to prevent.
Review this policy every time a new service line is added, not leave it fixed since launch.
Why this is uncommon in the industry
Every competitor identified in the area claims to be “100% independent.” None of them publishes what happens if the professional knows the builder, a recusal protocol, or a single written operating rule. Claimed independence is easy to say; operational independence, published and verifiable, is what separates a real policy from a marketing line.
